The construction site was Mulberry’s, located on Bristol St. in Costa Mesa. Our mission – remodel the lobby of this popular commercial enterprise. We went top to bottom on this one, carrying out an interior demolition, installing new steel stud framing and electrical upgrades, and performing a ceiling tile replacement, just to name a few tasks on our plate. Along the way we also installed new floor tiles, custom cashier and tailor-area cabinetry, Manhattan Gray quartz countertops, vertical shelf towers, and floating shelving.
The transformation was nothing short of spectacular. The outmoded lobby was now a stunning commercial space brightened by eye-catching new finishes and improved with precision functionality. An invitation to enjoy the retail experience on a whole other level.

Office & Commercial Tenant ImprovementsBut, as they say, “that’s not all.” Rounding out the above recent feathers in our cap is what we called the Los Vaqueros project in Los Alamitos. For this, we went all out with complete commercial tenant improvements on an office and adjoining warehouse. By the way, the project was our second go-around with this client, who had previously tapped us for commercial tenant improvement duties. Clearly, a satisfied customer.
The big challenge for this assignment was the layout – basically a maze of small offices. Driven by the usual quest for perfection, we transformed the jumble into a contemporary, wide-open space with plenty of room for occupants. Enhancements included a modern training room, sprawling conference room, and a break room enriched with touches such as quartz countertops and a full quartz backsplash.
One of the project’s standout improvements was the installation of a T-bar ceiling. The ceiling’s allure was enhanced by modern LED lighting, which provided both aesthetic appeal and flowing illumination known to improve productivity. Additional illumination was supplied by the installation of interior windows between the office space and warehouse.

As the term implies, warm shell construction is a partial renovation of a vacant commercial space. It aims to generate quick move-ins by creating a tenant-ready space with room for customization by the next occupants. The perfect balance.
While only a ‘partial’ renovation, warm shell construction does provide substantive changes. For instance, the process includes the installation of electric, plumbing, HVAC, and other essential systems. It also includes flooring, ceilings, and overhead lighting. Painting the walls, however, can go either way. Sometimes we do it, and sometimes we leave it to the discretion of future tenants. It all depends on client preferences.
Along with the above, warm shell construction includes the installation of key spaces such as restrooms and breakrooms, which in our hands redefines cutting edge. Still, prospective tenants never feel we’ve gone too far — we always leave plenty of open office space for future buildouts.
